About Low Income, Income-Based, HUD Section 8 (Section 202) Affordable Senior Apartments:

It is a fact; Senior Living Options can be expensive. With a growing Senior Population, the need for finding Senior Apartments that are affordable to Lower Income Seniors is increasing at an alarming rate.

In order to address this need, the U.S. Department of Housing and Urban Development (HUD) has created a voucher program through its Section 8 program (called Section 202 - Supportive Housing for the Elderly) to help low income seniors that are age 62 or older obtain senior-specific housing based upon their income levels.

Typically, the senior tenants of these Affordable Senior Apartments contribute around 30% of their monthly income as their set rent amount that they will pay. Usually the full cost of rent at one of these Section 202 Senior Apartments is much more than what their set rent rate will cover so HUD, by using a voucher system, pays the remaining balance of the Senior Resident's rent. The rent amount paid by the Senior Resident is adjusted once a year.  If the elderly person's income is reduced or increased, the rent they will have to pay will also reduce or increase.

Section 202 Supportive Housing goes beyond its standard Section 8 Housing in that it requires that facilities provide very low-income Seniors with options that allow them to live independently, and to Age in Place, in an environment that provides support for things like cleaning, cooking aid, and transportation when possible.

To help address the needs of Senior Residents and residents with disabilities, HUD also offers to Section 202 Low Income Elderly Housing facilities HUD’s Multifamily Housing Service Coordinator grant program. This grant program helps to fund an on-site Service Coordinator to act on behalf of the Senior resident.

In many of these Senior apartments a Service Coordinator is available on site to assist elderly residents by helping them to identify, locate and acquire supportive services such as home help, legal assistance, transportation, health care, home delivered meals and money management services. The Service Coordinator can also help residents apply for Social Security, SSI, VA benefits, Medicare/Medicaid and other programs. Service Coordinators can also organize wellness clinics and educational programs on issues including diabetes, nutrition, and depression.

Many of the Senior Apartments that are available to Low Income Seniors are at least as nice as some of the other Independent Senior Living Communities.  They may provide many of the same amenities, features, and Senior oriented activities so that Senior Citizens that are facing economic challenges can lead happy, productive, healthy lives in a community that both engages and enriches them.
